Here is a list of our standard exclusions from any bids or estimates we provide.
Standard Exclusions:
- Structural Modifications:
- Cutting, patching, and painting of walls, floors, or ceilings for electrical installations unless specified.
- Concrete work, including coring, cutting, or modifications to concrete or asphalt for conduits or foundations.
- Existing System Issues:
- Troubleshooting, repair, or modification of existing electrical circuits or systems not part of the new installation or upgrade scope.
- Cleaning or repair of electrical components damaged by others.
- Permitting and Regulatory:
- Obtaining permits and paying associated fees unless explicitly included in the contract.
- Engineering costs if required.
- Changes required from planned system design requested or required by government permitting and or inspectors.
- Travel time and time waiting on site for inspectors.
- Site Logistics:
- Site security, fencing, and monitoring.
- Temporary power and lighting setup for construction use.
- Snow removal, ground thawing, or any landscaping work related to access or installation.
- Hazardous Materials:
- Handling, removal, containment, or disposal of hazardous materials like asbestos, lead, or PCB ballasts unless specifically contracted for.
- Mechanical and Structural Integration:
- Installation or modification of mechanical controls, DDC (Direct Digital Control), or automation systems.
- Any structural engineering required beyond basic electrical design.
- Material and Equipment:
- Supply of specific equipment like VFDs (Variable Frequency Drives), motors, or specialized mechanical equipment unless quoted separately.
- Lifting or hoisting of heavy or large equipment like light poles.
- We do not warranty the labor on correcting issues from factory defective parts and equipment.
- Exterior Works:
- Trenching, boring, backfilling, or compaction for underground electrical runs.
- Pole bases, pilings, or any concrete work supporting electrical installations.
- Additional Services:
- Engineering design services.
- Heavy equipment delivery and rental costs unless explicitly specified.
- Heavy equipment operators.
- Scaffolding or powered lift equipment for high work unless noted in the contract.
- Delays or costs due to external factors like weather, manufacturing delays, or price increases.
- Miscellaneous:
- Trash and debris removal off-site unless otherwise agreed.
- Utility charges for temporary services during construction.
- Fireproofing, fire/smoke caulking around penetrations made for electrical work.
- Client Responsibilities:
- Ensuring access to the site at agreed times.
- Providing accurate information about existing conditions or utilities that might affect the electrical work.
